Item 1.01 Entry into a Material Definitive Agreement. On August 26, 2025 (the "Execution Date"), BluSky AI, Inc. (the "Company") entered into a Contract to Buy and Sell Real Estate (Land) (the "Agreement") with Snowy River Ranches, LLC ("SRR"). The Agreement sets forth the terms through which the Company will acquire 36.06 acres in Walsenberg, Colorado, including the Purchase Price ($248,000), Earnest Money ($10,000) Due Diligence deadlines, Closing Date and other items.
