That strategy has transformed the Tanger platform into an engine for sustained growth, fueling our strong performance in 2025 and positioning the company for continued momentum in the years ahead. Since 2020, Tanger shares have significantly outperformed the REIT industry and the broader market, providing investors a 313% total shareholder return. Today, Tanger embodies a well-rounded, high-quality shopping, dining, and entertainment experience that attracts new retailers and shoppers alike. Our portfolio is positioned in thriving markets, where ongoing population migration is driving traffic and demand for the services, dining, and entertainment we've added. As a result, our centers are now seven-day-a-week shopping destinations that generate strong leasing interest, high foot traffic, and robust growth in net operating income ("NOI"). Record leasing volume 2025 was a banner year for the Tanger Leasing team, with more than 3 million square feet leased across our total portfolio—our highest annual production on record. Retailers believe in the value that our open-air outlet and lifestyle centers can deliver for them. High demand enabled us to deliver positive rent spreads and extend lease terms throughout the year, growing portfolio occupancy to 98% at year-end. This strong leasing activity is fueling our ability to advance strategic merchandising initiatives across our portfolio and bring more productive, in-demand brands and a variety of new uses to our centers. We're increasing the utility of our real estate through peripheral land activation and expanded food, beverage, and entertainment uses.
